Among the most unique settings for a hot spring, visitors have the opportunity for rooftop soaking in the heart of historic Pagosa Springs. Two pools, situated atop a Victorian-era structure, provide guests with birds-eye views of the surrounding mountains and San Juan River below.
Guests enter on the ground floor. Before proceeding to the rooftop, they can purchase a variety of beverages to enjoy while soaking, including beer and wine. There is also open-air soaking in the courtyard and five tubs for indoor enjoyment. For solitude, a private soaking room is available by the hour.
Known for its affordable rates, Overlook Hot Springs is a local favorite.
Spa services include a signature couples massage, as well as Swedish, deep tissue, prenatal, sports and hot stone massage. All spa services include hot springs soaking.

A Quick History of Overlook Hot Springs Spa
Surprised to Find Hot Springs
When the current owners of Overlook Hot Springs Spa purchased the historic building in downtown Pagosa Springs in 1995, they didn’t know there was a hot spring on the property. Geothermal water can be particularly corrosive, and it was just a matter of time before the mineral water made its presence known by damaging the cement foundation of the structure.
A New Direction for Building and Business
The discovery prompted the owners to switch gears and embrace the newly unearthed resource. Rather than renting the retail space as they had been, they got busy remodeling it. In 2008, they opened the Overlook Hot Springs Spa. With 15 pools, it has become a favorite soaking spot for locals, especially after a day on the slopes at Wolf Creek Ski Area or after tubing the San Juan River.
